The foyer takes you to an architectural digest living room w/open beamed 20 ft. +/- ceilings & an amazing rock fireplace which spans floor to ceiling. The large living room windows offer plenty of amazing Sierra views yet maintains mountain privacy. The windows have solar blackout screens & are easy to bring down w/the press of a button. The kitchen, which is great for entertaining, has a large center island opening to the dining area w/large picture windows & a large walk-in pantry. The master suite is definitely a retreat w/access to the deck, pool, spa & amazing picturesque views of the snow capped mountains & Bald-Rock. The master bath has been improved w/a large walk-in shower, double sinks & plenty of storage. Upstairs has two additional bedrooms, a bath & a large loft for additional sleeping . Best of all, take your guests outside to an amazing pebble tech pool w/landscaped accents throughout on this 5+/- acre property. Other Details to Note

Dogs are welcome with prior approval. We are happy to provide pet friendly accommodations and allow house-trained dogs. Please be mindful when leaving your dog alone in the house for an extended period of time to avoid accidents. Please clean up all dog waste in the yard. We do not supply poop bags, so please have your own supply. We charge a small one time fee of $45 ($15 for each additional, max 3) to accommodate additional cleaning necessary, and reserve the right to charge for any damage caused your pets. Please, please be respectful of the House and Grounds. The cleaning staff work very hard to maintain its beauty for all guests to enjoy :) We do have solar panels to help the warm the pool, however pool temperature is dependent on day and night air conditions and thus can vary. We do our best to make sure the pool is available year round, but weather conditions and other factors can affect the condition of the pool at any time. Please note there is an outdoor security camera, with signs posted, to prevent trespassing.

Pets are welcome with prior approval. There is a small one time fee of $40 (for the first pet) to accommodate additional cleaning necessary. Mariposa is a sleepy bedroom community with homes close by to each other. Please, Please keep outdoor noise and music to a minimum after 10 P.M. No Outdoor Fires of Any Kind (we are in high fire country) Please, please be respectful of the House and Grounds. The cleaning staff work very hard to maintain its beauty for all guests to enjoy :) Absolutely no smoking in the house. Please be mindful of noise and respectful of the neighbors, including their property lines (marked by signs). No Extra guests, the property cannot exceed the maximum occupancy due to zoning laws, otherwise you will forfeit your reservation and/or security deposit. No Firearms of any kind and No off-roading (motorbikes or ATV's) on the property as it is disruptive to neighbors and causes destruction to the landscape. If possible, please take any excessive trash with you upon your exit. The cleaning fee is used to sanitize and reset the house to its prior condition. Please refer to the posted checkout list during your stay. Any excessive mess or trash left may result in additional charge. All Renters and their guests must adhere to the following relating to the Pool and Jetted Spa: • The subject property has an in ground Pool and Spa located thereon. No guarantees are made as to pool or spa temperature given seasonal or other conditions. The renter(s) and their guest(s) will use the swimming pool and/or jetted spa at the renter(s) and their guest(s) own risk. Yosemite Park is easy accessible (travel times can vary depending on traffic and road conditions, please plan accordingly). Beautiful Bass Lake is 30 minutes away, which is renowned for excellent fishing, hiking trails and warm waters. Wake-borders flock to Bass Lake throughout the spring and summer as do boaters, water skiers, paddle boarders, wave runner enthusiasts and more.
